Almoradi is a small inland town located on the southern Costa Blanca with its nearest beach resort being Guardamar del Segura a mere ten minute drive away.
Almoradi is much quieter than its coastal neighbours but has become increasingly popular with foreign property buyers seeking the more authentic Spain.
Where is Almoradi?
Almoradi is located near two international airports. El Altet at Alicante is a forty minute drive away while San Javier at Murcia is a fifteen minute drive.
Once at the airport you have a range of different airport transfer options to Almoradi including private shuttle buses, taxis or rent a car.
The main source of income is mainly in its agricultural produce of lemons, oranges and almonds, but this is slowly changing as holiday makers are staying in Almoradi and enjoying the beaches or playas at Guardamar del Segura nearby for a quieter pace of life.
Some of the main attractions in Almoradi are the Cortes Theatre, the casino and San Andres Church.
Amenities and Facilities
With a population of approximately 20,000, Almoradi is a reasonably sized town with good facilities for both residents and tourists. Rest assured you will find plenty of shops, bars, doctors and dentists.
There are many bars, restaurants, shops and restaurants in Almoradi with a busy Saturday being the market day with as many as five hundred stalls offering local produce.
Almoradi is a small town with very few restaurants, recommended by the locals you should visit Cafe Vienna, Silvino’s, San Remo, Terretremo, Angel, Taberno Iberico, Cafe Granada, Meson Sorolla, and Giovanni’s.
Almoradi is famous for its furniture shops and is a regular Spanish town in that sense that it has banks, butchers, pharmacies, doctors, dentists, vets, gyms, and bakeries etc which are open all year round and not just during the summer months when tourists make Almoradi their home.
For more shopping a visit to Torrevieja with its Habeneras shopping centre, busy marina, nightlife, Water Park and promenade is a must.

On the cultural front there are a small number of fiestas such as the Moors and Christians in July and Santo Semana at Easter.
Beaches
From Almoradi the nearest beach resort would be Guardamar del Segura, with the major tourist resort of Torrevieja just to the south. Other beach resorts within easy access to Almoradi include La Marina, La Zenia, Cabo Roig, Punta Prima and Playa Flamenca.
Almoradi will appeal to tourists wanting to get away from the hustle and bustle of the coast. Almoradi is a quieter escape where you can still enjoy a genuine Spanish way of life complete with the traditional siestas, fiestas and restaurants serving Spanish foods.
Almoradi Weather
Almoradi enjoys a warm Mediterranean climate with at least three hundred days of sunshine every year, temperatures in summer will not usually fall below 30 degrees Celsius with virtually no rainfall.

The winters are generally very mild with most rainfall usually in November and January.
Almoradi has generally very hot dry summers with very mild winters with little rainfall, with what is generally known as a Mediterranean climate. The summers are much more comfortable with the high salt content from the salt lakes of the area contributing to the dry heat and making Almoradi enjoys one of the healthiest climates of Europe.
Road access to Almoradi is very good with the AP-7 autoroute (motorway) passing very close to Almoradi, this comes down from Alicante airport (only 20 minutes drive away) and goes south to Murcia San Javier airport.
Although a small town, Almoradi is growing all the time due to the growing amount of expats who are settling here due to the popular lifestyle of the Costa Blanca, as well as it’s mild climate in winter and hot summers.

I am thinking of buying a holiday home property in the Almoradi area, can you help me?
I have lived in Almoradi for nearly 9 years so I know a fair deal about the area and other Towns around Almoradi.
Can you recommend nearby better areas than Almoradi and why?
Not sure what you mean about better areas than Almoradi as in my opinion Almoradi is a really lovely area as you have all your amenities you could possibly wish for, including a bus station.
Areas close to Almoradi are Algorfa, Dolores, Quesada, Rojales, Formentera plus many more.
I would not say these areas are better than Almoradi as every town is different but Almoradi is ideal as it is predominantly Spanish, has some expats but not as many as some of the other areas, this does not mean to say we have anything against expats as I am one myself but as there are more Spanish it allows you to learn the language more easily as you can practice it. However that’s just a personal choice.
There are a variety of different properties to buy in Almoradi, ranging from apartments to villas.
Which are the best urbanisations or developments to buy in Almoradi and surrounding area?
There is only one urbanisation in Almoradi and that is El Bañet, where there are a mix of expats and Spanish.
What is the average cost for a 2-bed apartment or villa which I am looking at?
The average cost of a 2 bed apartment is between 45-55k euros and Villas between 140-200k euros. This may vary according to furnishings, pool, financial situation of the owners etc.
Can I rent it long-term and if so how much would I get (approx.)?
Yes you can rent Long term and you should be able to achieve between 350-500 euros pm.
Is Almoradi a good place to live?
I personally think Almoradi is a great place to live but that’s my opinion.
Should I move to Almoradi?
The decision to move to Almoradi is entirely up to you and no one should persuade or dissuade you.
Is there crime in Almoradi?
As I have said we have lived in Almoradi for nearly 9 years and we have seen almost no crime at all, it really is a safe Town where children are out with their families especially in the summer until 1-2.00am in the morning.
Are there English-speaking dentists and doctors nearby?
Yes there are English speaking dentists close by, the nearest is in Quesada which is 5 minutes drive away.
Do many expats live here already?
There are British expats living permanently and others that own holiday homes, however there are not too many but enough to make friends. There are 4 British Cafes/Bars, 2 Italian restaurants, numerous other type of restaurants where you can have a menu of the day for 9 euros that’s 3 courses plus a drink.
Where are the nearest beaches?
The nearest beach is Guardamar which is 15 minutes drive away or approximately 13km, however there are so many to choose from that are also close by the choice is endless.
What is there to do in the Almoradi area?
Apart from over 200 bars, cafes and restaurants to choose from, you have a brand new sports centre with open air swimming pools, gyms, bowling alley, theatre, Saturday market, rural green walks, Fiestas in the summer that go on for 10 days plus different events and exhibitions throughout the year.
Are there International schools in Almoradi?
The nearest International schools are in Elche and Alicante.

Moving to Almoradi
We have an updated interview with Gio John Rizzo of GR Sunshine Properties who gave us the latest insights on the property market in Almoradi.
John, what would you say would be the advantages to living in Almoradi compared to other Costa Blanca towns?
Almoradi is a lovely Spanish Town that has all the history going back to the Moors and Christians and much more.
Would the area not suit certain types of people, i.e. are there any possible downsides?
The area would suit all types of people, young, old as it is very flat so is great for walks, has a new sports centre, with 4 open air swiming pools, tennis and paddle courts, gym and cafe/restaurant.
What proportion of the local population are Spanish?
This really is a true Spanish Town as its not full of expats like so many other Towns, if you want to be part of the Spanish culture then this would be ideal for you, practice your Spanish with the locals, at least 95% of the Town is Spanish.
What are your favourite things to do in the area?
There are many different types of restaurants/bars/cafes which I enjoy trying the various cuisines, Chinese, Italian, English and Spanish. As mentioned there is a large new sports centre, also an indoor swimming pool in the centre of the Town, many beautiful parks, theatre, auditorium, library etc.
Can you give us some insider tips to the best bars or restaurants?
There are many restaurants, the best are Coppolas Italian restaurant, San Remo, Spanish restaurant, Bar La U, Spanish bar/rest, Cafe Roma, plus much more.
Are there many facilities such as doctors and dentists, shops etc?
You have all the amenities one could wish for, ie medical centre open 24/7 which no other town close by has, many dentists, banks, shops and most importantly a bus station that connects you to the coastal towns.
Are there smaller villages nearby that you might also recommend?
Dolores, Algorfa, Benijofar, Rojales, Quesada…
What are the nearest international schools and how good are they?
There are several in Alicante and Elche, these are 20 to 30 minutes away and they are excellent.
Is crime an issue for expats?
I have been living in Almoradi for almost 12 years and we have never seen any crime at all, really is a safe town, children playing in the main square until 1.00am in the morning.
Coming onto buying property, what is the market like now in terms of prices going up, or down or staying the same?
As I have my own Real Estate company in Almoradi I can honestly say that prices have started to increase, there are still one or two bargains however in the main prices are picking up.
Is this a good time to buy and are there any repossessions or very cheap properties still available to buy?
Yes its a good time to buy as the best repossessions are almost all been sold, however there are still some cheap properties.
What urbanisations are there and can you describe each one and how they might differ from each other?
There is only one urbanisation in Almoradi which is called El Banet.
How much are the typical property prices in Almoradi for apartments, villas etc?
Apartments and villas vary but you can buy a 2 bed apartment for around 40k plus and detached villas start from 160k plus.
Any tips and advice to people looking to buy in Almoradi or surrounding area?
All I can add is that Almoradi is fantastically situated in between 2 airports, 13 minutes to the coast, public transport and all you need without having to go to any other town.

Golf
Almoradi has a few golf courses nearby. The nearest course which is just 10 minutes drive is La Finca golf club but within 30 minutes drive you can also play at the Royal Campoamor golf club, Las Ramblas de Orihuela golf club and Villamartin golf club.
There are five popular golf-courses a short drive away from Almoradi, the nearest one being La Finca.
There are also Las Ramblas, Campoamor, La Marquesa and Villamartin close by.

Some lovely restaurants in Almoradi our fav is San remo in the square area, then cafe almoradi which is run by English is another favourite near to the square.. Way Kay is a lovely place for a drink although no food.. Cafe Vienna is also just of the square and is lovely food too
