Camposol is not a town but a large urbanisation or development centered around Camposol’s 18 hole golf course. Camposol is located on the Coast Calida coast just south of the Costa Blanca.
Airport access is fantastic as San Javier airport at Murcia is only 45 minutes drive while the gateway to the Costa Blanca – Alicante airport – is just over an hours drive away to the north.

I am thinking of buying a holiday home property in the Camposol area, can you help me?
Can you recommend nearby better areas than Camposol and why?
No not really, each area is different, I do have properties on developments such as La Torre Golf Resort, Mar Menor Resort which are lovely resorts but the community fees are quite high and can be quite touristy which is when you will discover the amenities close in winter.
Mazarron Country Club which is near Camposol again is a very nice development but only has one bar/restaurant a communal pool and no shops.
Camposol is primarily residential. Of course you will get holiday makers or families visiting relatives who live here so can become busy in July and August especially in Puerto Mazarron as the Spanish from Barcelona and Madrid own holiday homes, but the facilities remain open all year around on Camposol.
Which are the best urbanisations or developments to buy in Camposol and surrounding area?

What is the average cost for a 2-bed villa which I am looking at?
This would be dependent upon whether you wanted a 2 bed terrace, semi or detached but prices range from 50,000€, (terraced) 65,000€ (semi) and 85,000€ (detached).

Nobody can guarantee a rental but we ourselves do have a waiting list for detached villas with many of our Tenants being renting for 2 years or more, detached properties rent in the region of 350€ + per month, dependent upon whether they have a pool or not..

I have lived here for the past 9 years some people have been here for over 15 years so yes I think it is a good place to live as there is a good community spirit.

Urbanization Camposol offers excellent value for money for all the properties located here. Approx 10 minutes from the beaches of Bolnuevo.
Other than the urbanization of Camposol there are areas in the Port that also have a small urbanization feel, these being Alamillo & Alcolar. Because they are with in walking distance to the beach and the Port the property prices tend to be a bit higher, but as always there are bargains to be found.
Depending on whether you require a detached of a semi prices start from around €50,000 for two bedrooms terraced no pool. Detached with a pool you would be looking at around €95,000. This would be on Sector D of Camposol which is further away from the shops.
Long term rentals are quite low in Spain but you would be averaging €300 to €400 a month for a long term, again depending on what and where.
Is Camposol a good place to live?
Excellent place to live very friendly and always people around all year. The areas in the Port tend to just be seasonal and very quiet in the winter months.
Should I move to Camposol?
You would need to see and stay in the area to decide if it is for you.

Crime rates are very low on Camposol, mainly because the urbanization is populated most of the year and everyone tends to keep their eyes and ears open.

A very good dentist in the commercial centre. There is a medical centre on Sector A. If you qualify for health care then you can register there and be treated. The doctors are all Spanish so unless you can speak Spanish you would need to pay and have an interpreter for each appointment. There is an excellent lady who offers this service and you can join for a yearly fee.
Do many expats live here already?
Camposol has a variety off all nationalities that either live here permanently of part of the year. We don’t have exact figures to hand but no doubt you could look it up on the internet.
If you are a member of FACE BOOK, there is a very good site called Preguntas Y Mas, where after you have been accepted you can ask any questions about Camposol as it run by people who have lived here for many years.

There are no schools on Camposol. Very good schools, depending on the ages in Mazarron.
Where is the best place to buy in Camposol?
Camposol is a great urbanisation and has many different style properties available although it will be a few years before house prices start to rise.
Camposol has everything you need for permanent living including, shops, bars, restaurants, doctor, dentists options and much more.
Another urbanisation near to Camposol is called Mazarron Country Club. Here the properties tend to be a little more expensive but, it is a very different urbanisation. It’s much smaller and has a bar/clubhouse, lovely communal pool and tennis courts and has more residents compared to the main Camposol urbanisation.
There are other urbanisations closer to Puerto de Mazarron/beach i.e El Alamillo and El Alcolar but they tend to be more expensive.
Urbanisation Country Club
You might also wish to consider the urbanisation Country Club which is nearby – a much smaller community, not many facilities other than a bar, restaurant, tennis and petanca courts, but is in great demand for rental property. It is a private community so there is a monthly fee to cover the upkeep of communal areas including gardening, security, street lighting etc. Fees vary, starting with a bungalow at around 25 euros per month up to around €45 for the average detached villa.

The fact that Camposol is a new housing development means most villas for sale will be relatively new with few problems.
Camposol villas properties for sale are close together in the main so if you are looking for peace and tranquility then Camposol is not the place for you.
Do remember that many Camposol villa properties will not be occupied all year round – many Camposol villas will be second homes or holiday homes let out and rented so holidaymakers in Camposol will possibly make lots of noise and not care.
