Situated at around 15km inland from the coast, the town of Llucmajor can be easily reached from the Son Sant Joan International Airport. You can drive along the PM-19 highway to get to the town proper or you can also hire taxis that are waiting outside the arrivals hall and pay at reasonable rates.
If you’re into sightseeing, Llucmajor has a lot to offer. Some of the sights and places that shouldn’t be missed include the Church Sant Miguel, the church of St. Bonaventure, the town hall, the lighthouse at Cap Blanc, Capocorb Talayot village and the hills around Randa.

Specifically, we wanted to learn from Joerg the many reasons why people should consider moving to this area and the value for money they can get once they decide to stay permanently.
Joerg, thanks for helping our readers. I guess we should start off by asking what would you say would be the advantages to living in Llucmajor compared to other Mallorca towns?
Llucmajor has become more and more popular over the last few years for several reasons: our international clientele appreciate the short distance to the airport and Palma (15 minutes max.) and the wide selection of amenities around, like international schools, shopping facilities, golf courses, a beautiful coastline and of course attractive landscapes and a typical Mallorquin ambience in Llucmajor itself and the nearby villages.
Would the area not suit certain types of people, i.e. are there any possible downsides?
Llucmajor and surroundings would suit all kind of clients, as it offers splendid country houses, mansions, traditional fincas and modern Bauhaus – style properties and Mediterranean villas especially on the coastline from Cala Pi/Vallgornera down to Palma.
What proportion of the local population are Spanish?
In the village itself the percentage of Spanish population is of about 80 percent, whereas the coastal areas have become more international. The percentage of foreign residents is of about 50 percent in those regions.
What are your favourite things to do in the area?
Favourite things to do in the area are: enjoying the quietness of the countryside, golf (two 18-hole courses are just 5 minutes away from the village center) and any other kind of open air activities like for example nautic sports, a still very authentic atmosphere in the village and of course the number of beaches in the near surroundings.
Can you give us some insider tips to the best bars or restaurants in Llucmajor?
The area offers all kinds of restaurants and bars, from luxurious places like Son Juliá or the hotel Marriott, beautiful seaside places with stunning views over the bay of Palma and, of course a large variety of typically Mallorquin restaurants and tapa bars.
Are there many facilities such as doctors and dentists, shops etc?
The area of Llucmajor disposes of a perfect infrastructure, covering all kinds of necessities, like international clinics, dentists, supermarkets and shopping malls nearby.
Are there smaller villages nearby that you might also recommend?
There are a lot of charming villages only a few minutes from Llucmajor, as for example Randa with its monastery on top of a hill, overviewing the charming countryside; Porreras surrounded by vinyards. Tourist areas with a sandy beach of 7 km and a lot of bars, restaurants and discos are worth a visit as well.
What are the nearest international schools and how good are they?
The nearest international school, the Eurocampus is situated in Son Veri and has a very good reputation. Apart from that you can find international schools in and around the capital Palma as well as the University.
Is crime an issue for expats?
Crime is definitely not an issue for expats.
Coming onto buying property in Llucmajor, what is the market like now in terms of prices going up, or down or staying the same?
After some years of notable crisis, the demand, especially for this rural and coastal area is now steadily growing, which means that prices are not only stable but are going up, especially for front line properties or country houses of good quality and with nice views.
Is this a good time to buy and are there any repossessions or very cheap properties still available to buy?
Cheap repossessions would rather be found in middle/low budget areas in the capital. Nevertheless there are still some very good bargains in terms of price/quality to be found, especially when owners are interested in a quick sale for whatever kind of reason.
What urbanisations are there and can you describe each one and how they might differ from each other?
Coming from the airport or Palma city and moving southeastwards there are a couple of neighbouring seaside urbanisations: Cala Blava and Son Veri with many traditional villas in an exclusive surrounding; Maioris Decima, Puig de Ros and Sa Torre with its golf courses and a vast variety of luxury villas, many of them with stunning seaviews or even in front line, bungalows and semi detached houses and apartments, most of them in gated communities.
Bahia Azul, Bahia Grande as well as Cala Pi and Vallgornera are characterized mostly by villas at still very attractive prices.
Most of the rural properties dispose of a minimum of 15.000m2 of land due to the legal regulations on the island.
How much are the typical property prices in Llucmajor for apartments, villas etc?
Good quality apartments, smaller houses or fincas are available as from 500.000 euros. Front line properties and rural possessions of highest qualities can range up to 7 million euros.
