San Juan de los Terreros is a pretty coastal village that is situated in the south-east corner of Spain, specifically on border between Almeria and Murcia. It is widely known for its breathtaking unspoilt beaches, crystal clear waters and sandy coves.
While several years of development in the area had been made in order to accommodate the increasing popularity of tourism, San Juan de los Terreros managed to retain its old Andalusian air. It is now a favorite destination among families and couples who are seeking for that perfect beach holiday in Spain’s southern region.
San Juan de los Terreros features a number of Andalucian bars and restaurants that serve traditional Spanish tapas and menu del dia. You can simply enjoy an exotic cocktail while gazing at the Mediterranean Sea from one of the several beach bars in the area or you can indulge in a traditional Spanish cuisine while enjoying the company of family members and friends.
What is the nearest airport to San Juan de los Terreros?
There are at least three airports that are near to San Juan de los Terreros. These include the Region de Murcia International Airport (68 kilometers away), the Almeria Airport (85 kilometers away) and the Murcia-San Javier Airport (88 kilometers away).

What are the major sights and interesting things to do?
San Juan de los Terreros is where you can find a castle that dates back to the 16th century. Built as a fort along the coast, the castle is nestled on a headland which is 150 meters above the coast. Standing by it gives a magnificent view of Cabo Cope as well as the Carboneras resort. The castle has been officially declared a Cultural Attraction.
Los Cocedores beach. Located next to Las Palmeras beach, it is highly admired for its crystalline water, a natural swimming pool and breathtaking cliffs. Protected by the surrounding mountain, the beach gives a magical air as it is covered with a beautiful white sand along with an impressive landscape.
Las Palmeras beach. This 1,000 meter long beach is made up of golden sands that are further enhanced with loose stones. Its name is inspired by a group of palm trees that are situated next to the sea which gives it a picture-perfect appeal.
Mar Rabiosa beach. While this beach measures only 250 meters long, it is no doubt the most famous and most visited beach in the area. People come here because of its stunning golden sands and calm and shallow waters.
Calypso beach. Similar to Mar Rabiosa beach, this beach is also 250 meters long. Its name is inspired by an event in the 1950s when Cousteau commander’s boat was said to have docked at the mythical beach.
Mar Serena beach. With a name that is inspired by its calm waters, this 700-meter long beach is known for its picture-perfect golden sands and calm and crystal clear waters. Its boundary is determined by “El Pichirichi” which is a large rock that separates it from the Mar Rabiosa beach.
What is the typical climate like?
Reaching an average of 320 days of sunshine a year, there’s no question that the province of Almeria has one of the best climates in Spain. In particular, San Juan de los Terreros boasts a location that allows it to enjoy an ideal climate all year round.

Caroline, what would you say would be the advantages to living in San Juan de los Terreros compared to other Costa Almeria towns?
San Juan de los Terreros benefits from a fantastic climate, good for the health, sports facilities, well located for transport links, motorway train etc. A huge variety of activities to take part in all year round. It is not built up and is still untouched by tourism with interesting surroundings.
Would the area not suit certain types of people, i.e. are there any possible downsides?
No downsides. If you are looking for a place like Benidorm full of tourism and Bacon butties, do not come here, we don’t have this type of resort here.
What proportion of the local population are Spanish?
75 percent
What are your favourite things to do in the area?
Beaches, walking, cycling, golf, eating, drinking.
Can you give us some insider tips to the best bars or restaurants?
San Juan de los Terreros is full of lovely places to wine and dine. Difficult to name the best as they all have something special and a little different.
Perichan – right in the middle of the Playa Costa Serena. Some excellent dishes and lovely rice, well known for its alioli, traditional food and excellent service. Open daily, Closed on a Wednesday.
La Entrevista which is towards the end of the village in the direction of Mar de Pulpi. Incredible beach location with views of the island, castle and more. Lovely fish dishes and suculent meat on the brasa.. Great service and prices.
Mi Cortijo – traditional food with a Belguim twist, the owners take pride in the food and service they provide with attention to detail.
La Venta and Meson la Pepa – both located in the heart of the village offer traditional spanish food with fantastic service.
Are there many facilities such as doctors and dentists, shops etc?
Doctors on hand in the village, larger medical centre in Pulpi itself. Dentist also in Pulpi.
Are there smaller villages nearby that you might also recommend?
Pozo del Esparto, El Calon
What are the nearest international schools and how good are they?
International school is in Vera, ValdeSerra. Have a good reputation.
Is crime an issue for expats?
No.
Coming onto buying property, what is the market like now in terms of prices going up, or down or staying the same?
Prices are rising. Busy time. Record sales this year.
Is this a good time to buy and are there any repossessions or very cheap properties still available to buy?
Yes, still repossessions and cheap properties.
What urbanisations are there and can you describe each one and how they might differ from each other?
A large range or urbanisatons available in the area, along with detached villas.
How much are the typical property prices in San Juan de los Terreros for apartments, villas etc?
Apartments from 47,300 euros while they last. Real price for properties here is around 80,000 euros for an apartment. Villas start at 220,000 with private pool.

David, what would you say would be the advantages to living in San Juan de los Terreros compared to other Costa Almeria towns?
San Juan de los Terreros is a small coastal village on the Costa Almeria located on the coastal border between Murcia and Almeria. Terreros is a typical Spanish resort, quiet for most of the year but comes alive in the summer months.
What are your favourite things to do in the area?
The beautiful, gently shelving, sandy beach which stretches right around the bay of Terreros, making it safe for children and swimming. There are a handful of good beach bars (chiringuitos) along the promenade serving lunch, dinner, tapas and drinks; here you’ll find both locals and holidaymakers passing the day together. Along the coast in either direction there are a host of other beautiful bays and beaches to explore.
The views of the beautiful bay and surrounding mountains are spectacular from the rocky headland and its 16th century castle.
Can you give us some insider tips to the best bars or restaurants?
In the main street there are a number of bars, cafes and restaurants to choose from, two well stocked supermarkets catering for most nationalities. From June until Sept there is a weekly market selling clothes, shoes , fruit and vegetables plus a night market in the main square.
Are there smaller villages nearby that you might also recommend?
11 km from San Juan De Los Terreros is the town of Aguilas, Famous for its Mardi Gras Carnival (one of the biggest in Spain) and history. Here you have many good value cafes, bars , excellent restaurants and two great discotheques. You can spend an evening in the beautiful plaza enjoying a drink or an ice cream. It’s here you can board the party boat and try various watersports from the new Mariner. Also in Aguilas there is a shopping centre, large supermarkets, many local shops, cinema showing films in English, Bus and train station.
Is there an airport nearby?
The nearest airport is Murcia San Javier then Almería and Alicante 2 hours drive.
This is really a very special part of Spain un spoilt, friendly and still very Spanish as in we only have Spanish restaurants (apart from one very Indian) . There are both holiday home owners and residents of all nationalities. All this makes San Juan De Los Terreros a great to both live and take holidays.
What can you say about the climate in the area?
With an average of 320 days of sunshine per year, this region has arguably the best climate in Spain. It’s an ideal all year round location. Temperatures of 29-33 degrees in the summer, and about 14-16 degrees in the winter.
