A holiday home in Villamartin is a popular choice due to its location, a short driving distance to many key holiday features such as 3 of the major Golf Courses, including Villamartin itself, the very popular Villamartin plaza, a short drive to the local beaches of La Zenia and Cabo Roig, the recently opened shopping mall La Zenia Boulevard and most importantly for most people the warm and sunny climate!
There are a number of surrounding districts that are also great areas that also tick all the boxes for a holiday home for example, Cabo Roig, La Zenia, Los Dolses, Playa Flamenca. These are totally a matter of personal taste and it would be advisable to visit the areas to see which holds most appeal for you.
Residences such as Verdemar, Valencia, Rioja, Villamartin directly, Plaza, Los Dolses, Las Filipinas, El Galan are the best locations.
Los Dolses, Pau 8 and surrounding urbanisations are popular in the Villamartin area due to the proximity to the Golf Course and the plaza but other areas are equally as nice, again it is a matter of personal taste.
For quality choose the developments built by the original main builders who have built most of the golf properties and surrounds. They are still trading and building where most have gone. The standard is good ranging from apartments to villas. All have quality fixtures and fittings. You can move about within Villamartin, which now incorporates many smaller urbanisations, but standards in some are low.
What is the average cost to buy a 2-bed apartment in Villamartin which I am looking at?
The best areas (Los Dolses, Las Violetas, PAU8 etc) are those built by the Villamartin builder but his 2 bedroom apartments are still priced at 90,000 to 115,000.
The cheaper 2 bedroom apartments are priced around 65k to 75k Euros but you can pick up small 2 bedroom apartments from 50k euros.
Running property costs would be about 150 euro per year for tax, community fees would be 350-600 euro per year approximately and the running costs for water / electricity is approximately 50-80 euros per month if you live in the property.
Can I rent it long-term and if so how much would I get (approx.)
Rental of a property is certainly possible in this area, especially due to the influx of job opportunities now available through the La Zenia Boulevard shopping mall. Again price per calendar month would be difficult to say as it once again depends on the type of property and location. I could suggest possibly around the 350/400€ per month mark as an average.
Is Villamartin a good place to live?
Villamartin is an excellent place to live as you have all the facilities you could possible need close at hand, usually within walking distance & there is a good all year round bus service & the beaches are around 5 minutes drive away as are 3 golf courses. There are many people living there all year round of many nationalities & English is spoken everywhere.
The winter season is the main season for golfing people, it´s full of life in December as much as the summer – it is totally different to other areas which are mostly closed up in the winter period – like Mar Menor, Mazarron, Guardamar etc.
Should I move to Villamartin?
Certainly Villamartin is a great place to live and to vacation, but it has to be judged for oneself and likewise we cannot advise if a move to Villamartin would be suitable for you. We highly suggest taking time to research the area fully online, perhaps join community forums for the locality and ask other expats opinions and most definitely visiting the area in order to know it is right for you before you make such a purchase.
Is there crime in Villamartin?
In common with most areas of the Costa Blanca there is relatively little crime. There is a small amount of petty crime as there is wherever there are a large amount of holiday makers. Crime is sadly a fact of life anywhere and there is no evidence to say this is a high crime risk area currently.
